  • chevron_rightCan I Rent the Clubhouse?
    Yes, registered owners or tenants can reserve the Clubhouse, provided there are no outstanding balances due and they have a current homeowner or renter's insurance policy.

  • chevron_rightCan I Rent my Unit?
    Yes, provided
     
    • All Assessments are paid up to date;
    • Leases must have a minimum term of 7 months; 
    • All tenants must be registered; and 
    • Leases must be sent to the Association at least seven (7) days before arrival, and annually upon renewal.
     
    Please email the executed lease, background screening report for each adult occupant/leaseholder, property management contract (if applicable), AND completed Registration Form to heritageestates@zrsmanagement.com.  
     
    Upon receipt, the tenant will be added to the call box directory for gate access.  The owner or management company is responsible for providing gate cards OR requesting replacement cards ($75 replacement fee per card).
     
    Amenity access will not be allowed until all items are received.  Please also note, that once the home is rented, the owner no longer has amenity access as his/her rights are transferred to the tenant.  
     
    Failure to register your tenant and comply with the above-mentioned minimum lease term may result in fines and a potential lien on your property.  
     
    Additionally, there are no leasing restrictions regarding years of ownership and we do not charge any fees for registering new tenants.
  • chevron_rightHow do I order an Estoppel and/or Condo Questionnaire?
    Please send your request through our Contact Us page and overnight your payment payable to Heritage Estates Condo Assn of Orl, Inc.
     
    Fee Schedule:
    Standard Estoppel          $299* (delivered within 10 business days from receipt of payment)
    Expedited Estoppel         $418* (delivered within 3 business days from receipt of payment)
    Condo Questionnaire      $150
     
    *An additional $150 fee applies if there is a delinquent amount owed.
     
    If for any reason, the sale does not occur, the estoppel fee will be refunded to the payor (so long as the payor is not the parcel owner); however, the refund is the obligation of the parcel owner, and the association will collect it from the owner in the same manner as an assessment.

    All Assessments are to be made payable to Heritage Estates Condominium Association of Orlando, Inc, and handled as follows:
     
    1st of each month: Assessments Due
     
    11th of each month: Late fee of $25 posted to the account and delinquent notice will be sent
     
    Dues may be mailed or dropped off at the Heritage Estates Office, 11701 Heritage Estates Ave. Orlando, FL 32825; or paid online through www.GoZego.com.

    Our maintenance team is here to take care of the amenities and common areas only.  Should you need the service of our maintenance team regarding these areas, please contact the office directly at (407) 275-9095 or Contact Us electronically.
     
    Please note, that our team does not service INSIDE your apartment.  You will need to contact your own licensed, vendors for service.
  • chevron_rightWhat's included in my Dues?
    Common expenses that include the expenses of the operation, maintenance, repair or replacement of the Common Elements, expenses for the Recreational and Other Commonly used facilities under the Master Conveants, Master Association assessments, utilities for the entire Condominium, costs of carrying out the powers and duties of the Association and any other expense designated as Common Expenses by the Declaration, the documents creating the Condominium, or the By-Laws or any Master Association Documents.  
     
    The common expenses do not include expenses that are personal to Condominium unit owners including, but not limited to, telephone service, cable and internet service, electric service and deposits, utility service, real estate taxes, maintenance and upkeep of the Condominium unit, insurance or personal property and personal liability, and mortgage payments.

  • chevron_rightWhere do I get my Mailbox keys and Amenity Access card?
    You should receive both items from your seller or owner/management company if you are on a tenant lease.  In the event, these items are missing or do not work, stop by the Management Office at 11701 Heritage Estates Ave. Orlando, FL 32825 for assistance. 
     
    The cost to replace your mailbox lock is $50, and amenity access cards are $75 each.  Keys and cards are issued to documented owners only.  It's the owner's responsibility to give access to their tenants.  Please also note, that once the home is rented, the owners no longer get amenity access as their rights are transferred to the tenants.

    The Heritage Estates Condominium Association of Orlando, Inc. is managed by Knightvest Property Management, LLC.

  • chevron_rightWho are the Utility service providers?
    Electric service - Duke Energy 
    Cable, Internet - Spectrum
     
    Water, sewer, trash - This service is billed by the Association through a 3rd-party company, Realpage Utility Management.
    • Please Contact Us to start and stop service. 
    • Once the service is set up, all payments and billing questions will be directed to RUM.
    • Service can be put in your tenant's name if their lease reflects they are responsible for utilities.  Please note that owners are ultimately responsible for utility service to their units and any unpaid utility balances.
     
    Our community has a trash compactor near the entrance.  Please break down any cardboard boxes before putting them in the compactor, and push the button after you've discarded your trash. 
     
    Furniture and large items can be taken to the Orange County Landfill located at 5901 Young Pine Rd. Orlando, FL 32829.  They're open Monday through Saturday 8 AM - 5 PM and can be reached at (407) 836-6601.
